Neches Wildlife Management Area Tract Acquisition

Shine | DCCM completed a Neches River boundary survey for a 250-acre tract acquisition in Cherokee County, Texas. The project included several miles of gradient boundary along the Neches River, a river cut-off area, highway frontage, oil and gas operations, utility easements, and a railroad crossing the tracts.

The team established survey control and located existing monumentation. New monumentation was set where needed. Shine | DCCM also prepared plats and legal descriptions for the transactions.

Deed research was performed to determine current ownership, parent tracts, easements, utilities, and oil and gas records. The team reviewed records from TxDOT and Missouri Pacific Railroad and researched original grants using GLO archival records. Historic aerials and topographic maps were also used to evaluate changes in the river’s course.

The gradient boundary along the Neches River was surveyed in accordance with Oklahoma v. Texas, 260 US 606 (1923). Because a river cut-off had occurred along the county line, the survey also required evaluating the State’s claim to the cut-off and the river’s flow.

The survey included all corners, lines, and improvements. Overall, the Neches River boundary survey documented the three tracts and supported the preparation of plats and metes-and-bounds descriptions for the 250-acre acquisition.
